Selling a home in Toledo and Perrysburg Market

There isn't a magic marketing ball that is going to change a homes value in this market. My husband, being a cop and detective, has 3 or 4 words to deal with this- "it is what is", "suck it up", and "deal with it" I love the message-it has worked wonders with our kids too!

The news for our sellers hasn't changed much-the foreclosure and short sales are reducing the price on existing homes. Even if you would like to generate a certain amount for your home-the home appraisal may will have an impact on your selling price

Existing home owners really need to think about whether they "have" to sell or "want" to sell in this market.

If you "want" to sell your home and there is some equity to work with-make sure your end goal is to make money on the home you are buying or the area you are moving "up" to. If you are relocating in Toledo or the surrounding areas, you should be looking at 3-5 years in the next home-at least.

If you "have" to sell in order to buy another home, relocate, or for any reason, look carefully at the market and make sure you know what to expect, up front, with pricing. The biggest mistake you can make as a seller in this market is to keep your price the same for 3 or more months. You have to reduce your price if you are not getting any showings.

If you don't feel you can reduce the price-then you need to take a look at whether you really need to sell your home or just "want to sell"

Price drives today’s market-not the cute features the home has, or the great virtual tour, or the top of the line marketing. I have provided all of that for years. We go above and beyond with marketing for our seller clients.

My buyer clients all want the same thing in today’s economy-"find me a great price on a home-foreclosure, short sale, regular owner, corporate, estate." They don't care who owns the home as long as they are getting a great buy!
